Terms and Conditions
THE PROPERTY: The property includes general household kitchen equipment/utensils, linens, towels. Utilities are included for the length of stay and the home is furnished. There will be a limited quantity of kitchen and bath amenities provided. The purchase of additional amenities is the responsibility of the guest.
MAINTENANCE AND PROPERTY CONDITION: The Property will be inspected prior to the Rental Period, to ensure that the property is clean and in good repair. Guests must provide notice of any problems within 24 hours of check-in or discovery. The home and its furnishings/contents are privately owned. No property belonging to the owner of the property will be removed.
OCCUPANCY: All persons in the renal party are bound by the terms of this Agreement. Only persons listed on the Pre-Arrival form may stay in the Property. Maximum Occupancy: The guest acknowledges that they are aware of the listed maximum occupancy of the home and will not exceed this number. Maximum occupancy is defined as the maximum number of people allowed to stay overnight at the property.
SOCIAL FUNCTIONS & GATHERINGS: No parties, groups, gatherings, events, or other social functions are permitted unless specifically authorized by VR, LLC, upon violation of this term Guest agrees to vacate the Property, or be subject to removal by local authorities. Group gatherings are defined as ANY gatherings that increase the property occupancy by greater than 50% of the maximum occupancy.
VISITORS: A visitor is an occupant of the Property who is not staying overnight. Visitors are allowed outside of the quiet hour ordinance for the Property location.
VEHICLES & PARKING: Vehicles will not exceed the listed vehicles on the Pre-Arrival form. Any unauthorized vehicles will be subject to being towed at the owner of the vehicles expense. Vehicles will at no time be parked on landscaping or outside of designated parking areas.
DAMAGES: $79 non-refundable Damage Waiver fee is REQUIRED for all reservations. The damage waiver covers up to $300.00 of accidental damage. Damages deemed intentional or by negligence will not be covered by the damage waiver and will be the sole responsibility of the guest. Billable to the card on file for the guest.
CANCELLATIONS TERMS AND REFUNDS
- 60+ days before arrival = Full refund
- 30-59 days before arrival = 50% refund
- Less than 30 days before arrival = No refunds will be given
CHANGES: Changes to the reservation may be made at the sole discretion of VR, LLC. There are two types of fees that apply to changes:
- Changes made greater than 30 days before arrival = 10% of the Nightly Rental Rate
- Changes made within 30 days of arrival = 20% of the Nightly Rental Rate
ADDITIONAL CHARGES
- $500 for each unauthorized animal/pet
- $350 for each visitor who is unauthorized or in excess of the maximum occupancy
- ADDITIONAL/INVOICED EXPENSES OR FINES: The invoiced amount plus $250 for remedy fines issued, replacement of missing items, damages not covered by Deposit or deemed intentional or due to negligence, Odor removal or remediation due to smoking inside the unit, and any pay-per-view purchases.
PET POLICY: Pets are not allowed, except dogs in select homes, when authorized by VRR. Approval is also subject to size and breed limitations, payment of a non-refundable pet fee, and extra deposit. Dog waste must be cleaned up.
NOISE: Residential Area. The Property is a residential neighborhood. Excessive noise at a level that disturbs the neighbors is prohibited. Quiet Hours. Compliance with Code-Enforcement Neighborhood Quiet Hours of 10 PM - 9 AM is required and the Guest is responsible for any fines resulting from a violation.
HEALTH & SAFETY: Lead & Mold. There are no known lead-based or mold hazards on The Property. Wildlife. Idaho wildlife may pose a danger so please do not approach wildlife. Smoking and Vaping. Smoking and vaping are prohibited on the Property. Evidence of smoking will be considered intentional damages. No cigarette butts may be disposed of on the premises.
GUEST AND GUEST PARTY RESPONSIBILITY: Risk of Loss. Guest and Rental Party acknowledge that there is an inherent risk of loss or injury and shall be responsible for loss, damage, or injury caused by his/her/its own negligence or willful conduct or concerning Guest, also any caused by Rental Party or any visitors.
NON-LIABILITY/HOLD HARMLESS: Guest agrees to hold harmless the property owner, Vacation Rental Retreats LLC, any agents or employees of VR, LLC from any and all costs, expense, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to guest and/or invitees of guest or members of the rental party. Lost or Stolen Property. VR, LLC is not responsible for lost or stolen property. Guest and Rental Party agree that personal property left on Property at end of Rental Period shall be deemed abandoned if good faith attempts to return fail.
GROUNDS FOR REMOVAL: The guest agrees that VR, LLC has the right to remove any persons in violation of this agreement and agrees to vacate the property immediately.
PROPERTY ACCESS: Access Codes & Keys for Guests will be provided access information to the home 7 days prior to arrival as long as the Pre-Arrival form has been completed, Balance paid in full and this agreement is completed. Access by Vacation Retreats, LLC. VR, LLC and its agent may enter the Property as necessary to protect or inspect The Property; for repairs or services; for viewing by prospective buyers, or; for emergencies. The notice must be provided by the extent reasonable under circumstances. Commercial Use. Commercial use of the Property is prohibited, including but not limited to, public events or productions.
SAFE USE: Guests shall comply with all laws, regulations, and ordinances. Fireworks and inherently dangerous activities are strictly prohibited. Report any chirping alarms, as they indicate low batteries in safety devices. Furniture cannot be taken outside or rearranged. Alarms in smoke and Co2 detectors cannot be tampered with. FIRES: Firepits outside the building are permitted in designated fire pits only (if applicable) Guest understands and agrees that they WILL NOT have any fires during an active burn ban.
**Tax not included in nightly rates** Check-in time is after 4:00 PM and check-out is before 11:00 AM. Early check-in or late check-out is available for a fee. All properties are non-smoking. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.
